Congress Park home prices keep growing in time with the Denver market!
The fall continues to be an intense time for the Denver real estate market and Congress Park is no exception! While there were less homes on the market, average sold prices had a meaningful gain!
The Congress Park Vibe: Josephine Gardens Dog Park
With an increase in dog owners over the years, the city has worked hard to provide places for our canine friends to play. Hence Josephine Gardens Dog Park was built on Colfax Avenue, along the north edge of Congress Park. As a hard sand surface, it’s easy for owners to clean up. As we enter the winter, dog owners will appreciate the park is in the full sun. You’ll want to bring your own water as there is no water source except the “Adopt a Jug” program. Number of Active Listings
There was a 17 percent increase in inventory this past quarter, with active listings up from 77 to 90. A year ago at this time, there were 201 active listings.
Congress Park had an unusual dip in closings this past quarter. There were 58 homes sold between August to October, 2014, compared to 83 homes between from May to July — a 30 percent decrease.
Days on the Market
Curiously, Congress Park properties were on the market for twice as long this quarter! The days on the market (DOM) jumped by 96 percent, from 15 to 29 days.
Average Sales Price
An increase in the average sales price this past quarter grew Congress Park real estate from $377,000 to $429,000.
