Wow…one word to describe Congress Park real estate: dynamic! Last quarter there was much less inventory on the market, which likely caused an increase in price. However homes stayed on the market longer. Check out the stats yourself:

Congress Park Homes for Sale

In Jan-Mar, 2014 there were 54 Congress Park homes for sale (Oct-Dec, 2013 had a total of 111). That’s a massive drop compared to a year ago (Jan-Mar, 2013) when there were 203 homes were for sale!

Sold Homes

While 45 homes closed during Jan-Mar, 2014, the previous quarter had 57 sold properties. Considering in Jan-Mar, 2013 there were 61 homes sold, that’s a 26% decrease in Congress Park real estate, Denver.

Days on the Market

Listings were on Denver’s market for much longer than the previous quarter. For Jan-Mar, 2014 homes averaged 79 days on the market (DOM). The previous quarter’s DOM was averaged less than half of that (30 days)! In Jan-Mar, 2013 Congress Park homes for sale stayed active for an average of 113 days.

Average Sales Price

This last quarter homes sold on average for $411,506. That is 11% more than Oct-Dec, 2013 when the price averaged $369,472. In Jan-Mar, 2013 homes closed for an average of $344,298.
